What is home staging?

Home staging is the process of preparing a home for sale by highlighting its best features and creating an environment that speaks to a buyer’s psychology. Think of it like packaging a product. To stand out in a competitive market, it has to be as appealing as possible and stand out from the crowd. Home staging focuses on what the buyer will need to see and feel when they walk through a home to inspire them to make an offer right away.

Isn't that interior design then?

No. There is actually quite a distinct difference between Home staging and interior design. Home staging is about making a home appealing to the widest range of buyers possible while interior design focuses on one person’s personal taste. In home staging, everything is kept neutral so that buyers can imagine their own décor in its place rather than getting distracted by someone else’s style. While the homeowner may love their décor, some buyers may have a hard time picturing their own décor in its place and become turned off from the home entirely.


Well, I've only got a small property. Is it still necessary for me to stage?

Often people believe that staging is for high end homes - staging can be utilised for any size property in any price bracket. Staging is cost effective. Paying to have your house staged professionally is LESS THAN the first price reduction OR another mortgage payment!

The housing market is good, so why do I need to stage?

How does the possibility of more offers sound? :-) When a market is hot, buyers have a greater sense of urgency. This means they have to move quickly and are more easily swayed by first impressions and emotions. Homeowners can use this to their advantage by staging their home. In a hot market, a staged home could attract multiple offers instantly after listing it. 

Why can't I just stage my own home?

Our homes are like our children, after living in them for so long we don’t always see all of the flaws. We get used to the way it looks and in fact it is difficult emotionally to change it. If you can’t view something objectively then you are unable to market and package it effectively. Not to mention most home owners don't "stage" homes everyday for a living. That’s what Certified professionals are for and that is where the greatest returns come in.

Can't home buyers use their imagination and look past my decor or empty rooms?

Only a mere 10% of home buyers can actually visualise the potential of a home and most of these who can are property investors who will probably then try to use those faults to get a price reduction.  In our Consultation walk through, I will identify those "price eroding" factors of your home, so that you can do the simple fixes that maximise returns. 

This is also why having a vacant home professionally staged is so important. Buyers cannot visualise size and scale so furniture helps to give them a frame of reference.

Empty homes benefit from it, too, because staging helps buyers visualise how to set up their furniture in it and understand the size of each room better.

How will home staging affect my selling price?

Most staged homes end up selling for the listing price or close to it – sometimes even above it. A staged home has a higher perceived value, so you can also list the home for what it’s truly worth. A non-staged home will look like it needs more work, which often leads to deductions for repairs and the like so buyers have room to make improvements.

How much does it cost?

Home staging can fit any budget. While some investment is required, it can be minimal depending on your situation. Keep in mind that the investment you make will spark more interest and likely increase the amount a buyer will be willing to spend.
